{"id":13985,"date":"2022-12-29T14:57:32","date_gmt":"2022-12-29T14:57:32","guid":{"rendered":"https:\/\/ambassadornews.org\/?p=13985"},"modified":"2022-12-29T14:57:36","modified_gmt":"2022-12-29T14:57:36","slug":"torontos-housing-correction-set-to-stabilize-prices-to-continue-dropping-in-2023-experts","status":"publish","type":"post","link":"https:\/\/ambassadornews.org\/en\/torontos-housing-correction-set-to-stabilize-prices-to-continue-dropping-in-2023-experts\/","title":{"rendered":"Toronto\u2019s housing correction set to stabilize, prices to continue dropping in 2023: experts"},"content":{"rendered":"<p class=\"has-text-align-left\">Toronto real estate was definitely one of the hottest topics in 2022 with a major housing correction hitting the market in the spring, resulting in plummeting home sales and prices<\/p>\n\n\n\n<p class=\"has-text-align-left\">But after a year of consistent interest rate hikes by the Bank of Canada and limited housing stock across the nation, 2023 is set to be a different market story that is leaving many homeowners, prospective buyers and renters wondering what\u2019s to come<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cI think the big question that people will be asking around the dinner table over the holidays is, you know, what do I want to do in 2023?\u201d Toronto Regional Real Estate Board (TRREB) President Kevin Crigger told CP24 on Friday<\/p>\n\n\n\n<p class=\"has-text-align-left\">With many residents across the Greater Toronto Area (GTA) waiting on the sidelines to make any housing-related moves, Crigger predicts next year will be a turning point for many who want to enter the market or make changes to their housing situation<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cI think just based on the pace of life and obviously pace of growth in the market, you&#8217;ll certainly see more activity in 2023,\u201d he said<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cI think the price stability we&#8217;ve found towards the end of 2022 will carry through to 2023. I think rental rates clearly will remain at an elevated pace. And I think if we see an increase in demand as people come back into the market, I think that could provide a favourable direction to price at some point in the market,\u201d he added<\/p>\n\n\n\n<p class=\"has-text-align-left\">RBC Assistant Chief Economist Robert Hogue says many parts of the GTA are currently experiencing\u00a0<a href=\"https:\/\/www.cp24.com\/news\/is-it-now-a-buyer-s-market-in-toronto-one-major-bank-thinks-so-1.6197618\">a buyer\u2019s market<\/a>\u00a0with higher interest rates and stretched affordability. However, some experts are saying that the market will remain a balanced one heading into 2023<\/p>\n\n\n\n<p class=\"has-text-align-left\">RE\/MAX Realtron Realty Broker Cameron Forbes says the interest rate hikes mixed with rising unemployment due to an economic slowdown will persist in 2023, further levelling out the market<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cFor buyers, this includes having fewer competitors, reduced prices and an increase in choices in the market. Meanwhile, sellers will have a trade-up advantage, reduced competition of listings, a stronger ability to relocate to the suburbs, and have all of the advantages that buyers do, too,\u201d he said in RE\/MAX\u2019s Canadian Real Estate Outlook<\/p>\n\n\n\n<p class=\"has-text-align-left\">Crigger agrees that there are more signs of stability in the marketplace that will carry on into the beginning of the new year<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cWe&#8217;re seeing a stabilization of price. We&#8217;re definitely seeing a lower level of activity, but we&#8217;re also seeing a relatively lower level of new listings,\u201d he said<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cI think as people become comfortable with what the Bank of Canada&#8217;s next move will be and people become comfortable with the rate environment that exists now, you&#8217;ll certainly see more people step back into the market,\u201d he added<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">?WHERE ARE PRICES HEADED IN 2023<\/h2>\n\n\n\n<p class=\"has-text-align-left\">?So what does a balanced market mean for house prices next year<\/p>\n\n\n\n<p class=\"has-text-align-left\">As of November, TRREB said the\u00a0<a href=\"https:\/\/trreb.ca\/files\/news_releases\/news2022\/nr_market_watch_1122.pdf\">average price of a home in the GTA<\/a>\u00a0was $1,079,395, representing a 7.2 per cent drop from Nov. 2021. When breaking it down by property types, the average selling price of a single-detached home in the GTA was $1,390,162 and $708,636 for a condo<\/p>\n\n\n\n<p class=\"has-text-align-left\">Many economists and real estate firms believe price growth will continue to fall slightly in 2023. In fact, RE\/MAX forecasts that the average price of a house in the GTA will experience\u00a0<a href=\"https:\/\/www.cp24.com\/news\/this-is-how-much-the-average-price-of-a-gta-home-is-expected-to-drop-next-year-1.6173733\">a nearly 12 per cent year-over-year drop<\/a>\u00a0in 2023, a roughly $142,000 price difference from 2022<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" data-src=\"https:\/\/www.cp24.com\/polopoly_fs\/1.6147683!\/httpImage\/image.jpg_gen\/derivatives\/landscape_620\/image.jpg\" alt=\"Toronto real estate\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" class=\"lazyload\" \/><\/figure>\n\n\n\n<p class=\"has-text-align-left\">Meanwhile, Royal LePage is forecasting a more modest two per cent year-over-year decrease with the average price of a home in the fourth quarter of 2023 hitting $1,056,734<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cThe city of Toronto and the surrounding regions have seen some of the steepest price declines in the country since interest rates began climbing earlier this year,\u201d Karen Yolevski, Royal LePage chief operating officer said in the company\u2019s 2023\u00a0<a href=\"https:\/\/www.royallepage.ca\/en\/realestate\/news\/2023-national-aggregate-home-price-forecast-to-end-year-1-0-below-fourth-quarter-of-2022-royal-lepage\/\">home price forecast released this month<\/a>. \u201cWe believe the bulk of the price correction in the GTA has already occurred and that a return to more normal trends is on the horizon<\/p>\n\n\n\n<p class=\"has-text-align-left\">RBC acknowledges that a drop in prices is essential to further stabilize the GTA\u2019s housing market<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cPrices have declined sequentially for nine consecutive months. Demand-supply conditions have eased considerably, taking away much of sellers\u2019 bargaining power. We think a further rollback of earlier outsized price gains is in the cards. In fact, we see it necessary to stabilize the market,\u201d Hogue wrote in\u00a0<a href=\"https:\/\/thoughtleadership.rbc.com\/homebuyer-blues-dreadful-affordability-gets-worse-in-canada\/\">RBC\u2019s latest Housing Affordability report<\/a><\/p>\n\n\n\n<p class=\"has-text-align-left\">Yolevski added that sales are set to rise again by the middle of next year, assuming interest rates stabilize and consumer confidence is restored<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cI expect buyers who have been waiting for prices to level off will encounter increased competition when they re-enter the buying cycle, specifically in the more affordable condo segment, although not at the levels seen in 2021 and early 2022,\u201d she said<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cA significant boost in inventory will be needed in the coming years to satisfy sidelined demand and an increasing number of newcomers,\u201d she added<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A TIGHTER RENTAL MARKET TO COME<\/h2>\n\n\n\n<p class=\"has-text-align-left\">Although home prices are set to dip in 2023, the rental market is forecasted to become even tighter next year<\/p>\n\n\n\n<p class=\"has-text-align-left\">Toronto is the\u00a0<a href=\"https:\/\/www.cp24.com\/news\/rent-in-toronto-continues-to-rise-as-the-average-rental-price-in-canada-hits-record-high-1.6194571?cache=nnyvmxsajsiow\">second-most expensive rental market<\/a>\u00a0in Canada, with the average rent for a one-bedroom hitting $2,551 in December, a 22.5 per cent year-over-year increase,\u00a0<a href=\"https:\/\/rentals.ca\/national-rent-report\">according to Rentals.ca and Urbanation<\/a>. Furthermore, the average price of a two-bedroom hit $3,363 in Toronto this month, up 21.5 per cent year-over-year<\/p>\n\n\n\n<p class=\"has-text-align-left\">With demand for rental units at a record high in Canada, CIBC Managing Director and Deputy Chief Economist Benjamin Tal says prices are expected to worsen in 2023<\/p>\n\n\n\n<p class=\"has-text-align-left\">Tal noted in a\u00a0<a href=\"https:\/\/cibccm.com\/en\/insights\/articles\/canadian-housing-reset\/\">report published earlier this month<\/a>\u00a0that a decline in condo presale activity and delays\/cancellations of purpose-built projects due to higher costs will contribute to skyrocketing rental prices in the coming months<\/p>\n\n\n\n<p class=\"has-text-align-left\">Crigger agrees that the GTA\u2019s rental market will remain at an elevated pace next year, primarily due to a shortage of supply<\/p>\n\n\n\n<p class=\"has-text-align-left\">\u201cWe&#8217;ve seen double-digit price growth in the rental space. And we think that can be contributed to a number of things.
